Three Finishes, One Decision
Every popcorn ceiling removal ends with the same question: what goes on instead? The answer sets the room’s whole character and a real slice of the budget.
- Smooth (level-5). A full skim coat sanded to a single flat plane. The modern-remodel standard — galleries, custom homes, magazine kitchens. Highest labor, highest price, and under Albuquerque’s hard desert light it shows craftsmanship (and any shortcut) with total honesty.
- Knockdown. Sprayed splatter lightly troweled flat. The Southwest’s default finish — it’s what most newer Albuquerque and Rio Rancho homes already have, it hides the minor framing waves of a 1960s ceiling, and it prices below level-5.
- Orange peel. A fine sprayed texture, subtler than knockdown. The economical light-texture choice, common in rentals and quick refreshes.
Skim Coating: the Craft Under Every Finish
Whatever finish you choose, the skim coat underneath decides how it looks in five years. After scraping, the ceiling gets thin coats of joint compound troweled across the whole surface — filling scrape marks, burying old joint lines, truing the plane — then sanding, then the finish, then primer. Shallow existing textures can sometimes take a skim-over without any scraping, which is faster, cleaner, and a legitimate route over tested-positive material you’d rather not disturb (see the asbestos page).
Matching Texture in a Partially Updated Home
A common Albuquerque situation: half the house was scraped smooth during a 2010s remodel, the bedrooms still wear original popcorn, and now the hallway ceiling needs work. Retexturing is how the house converges — matching the existing knockdown where rooms meet, or making the case for finishing the remaining rooms so every ceiling finally agrees. Texture matching is also the finish step of every ceiling repair: a patch is only invisible when its texture is.
One material note for this climate: joint compound dries fast in high-desert air, which helps schedules but punishes rushed technique — lap marks and cold joints show under Albuquerque’s bright light. Good finishers here work in controlled sections and check every pass under a raking work lamp before the next coat. It’s craft, not magic, and it’s the difference you’re paying for.
