Monsoon Season Finds Every Weak Roof

The dividing line is what the drywall went through. Paper-faced gypsum board that got wet once and dried quickly usually keeps its strength — that ceiling gets sealed, skimmed, and refinished. Drywall that stayed wet, sagged under load, or shows soft crumbly edges when probed has lost its core and gets cut back to sound material and replaced. An honest assessment probes the damage instead of eyeballing it, checks the attic side where access allows, and tells you which side of the line you’re on before quoting either number. Small patches, whole-ceiling replacements, and everything between get the same finish standard: taped, skimmed, texture-matched, primed.
When a Repair Becomes an Upgrade
A surprising share of popcorn ceiling removal projects start as a repair call: a leak stains one ceiling, the patch would never blend into 50-year-old texture, and the homeowner decides the popcorn finally goes.
